Real estate regulatory authority in India - Do you feel the need of a real estate regulatory authority in India?

At this moment there is no authority to control the real estate market. In India 40% home buyers are speculator. They just create artificial demand and increase the SFT prices. The genuine buyers are affected and they are forced to buy their dream house in higher price. Govt has to take some step in this.

In japan tax on short term capital gain is so high that speculator can't make much profit. India can try something like this if they think of people. In AP political leaders have invested in real estate (direct or indirectly) So they are happy if the prices are up.

real estate regulatory authority in India  can control the prices the quality and can force builders to deliver property in right time. What do you think?
